You Won't Believe This One: GREYFRIARS REALTY INTERNATIONAL LTD., gives the Owner sole and exclusive authority to participate in the sale of his/her property by having the Owner hold the property "OPEN" for viewing by potential buyers at any time during the duration of the Multiple Listing Service Contract.
When the property is sold as a result of a sole effort and effective cause of the Owner (e.g. Owner introduced the Buyer to the property without a real estate agent being present) and there is no other Realtor from any other real-estate company involved in this transaction whatsoever, we will reduce the commission payable to 1 1/2 % of the total purchase price *.
